Issues Surround HOA Resident Demand for Electric Vehicle Charging Stations

With the growing popularity of plug-in electric vehicles (EV) – more than 6,000 already on the roadways – and the subsequent growth in the need for EV charging stations, legal requirements for homeowners associations (HOA) have become an electrified topic of discussion.

Multi-unit residential communities are finding that offering EV charging, as an amenity, can attract residents looking for greener operations in housing. If you live in an HOA and would like more information on the ins and outs of EV charging station installations and requirements, there's a new guide compiled by the Plug-In Electric Vehicle Collaborative that could offer some help. The Plug-in Electric Vehicle Charging Infrastructure Guidelines for Multi-unit Dwellings guide discusses the charging equipment installation process, ownership costs, financial recovery models, and more. The appendix also features case studies, definitions, building codes and standards.

“It is important to note, that before an HOA embarks upon allowing installation of electric charging stations, it must take into consideration existing HOA governing documents that typically outline the conditions for this kind of owner improvement,” said Karen Conlon, president and CEO of the California Association of Community Managers (CACM).
